Program Overview
Energy Efficient Mortgage is a program that considers the savings on monthly utility bills when determining how large a mortgage the household can afford with energy efficient improvements. The program provides mortgage insurance for a person to purchase or refinance a principal residence and incorporate the costs of the energy efficient improvements into the total mortgage. The loan is funded by a participating FHA-approved lending institution. There are no restrictions for location. All Maryland residential properties are eligible for this program.
Property Eligibility Requirements
There are no location limitations. Benefit Details
The cost of the energy improvements that may be eligible for financing into the mortgage may not exceed $8,000 (or $6,000 for VA). To be eligible for inclusion in this mortgage, the cost of the energy improvements and estimate of energy savings must be determined by a home energy report completed by a home energy rating system (HERS) inspector or consultant. Maximum of $8,000 from FHA and $6,000 from VA.
